HAL Real Estate Investments is pleased to be a participant in the evolution of Seattle’s increasingly vibrant and walkable downtown, with its plans for a new residential tower located on Fourth Avenue between Lenora and Blanchard Streets. This prime urban location is adjacent to and directly north of the landmark Cinerama Theatre and has a perfect Walkscore of 100. Recent years have seen a rapid increase in the number of people seeking an urban lifestyle as well as an accompanying arrival of many new well designed residential towers. With the 2116 4th Avenue tower, we believe we have designed a unique and amenity rich building that will be a great place to call home while also making a positive contribution to the downtown urban fabric.
The new slender tower, rising from a 12,960 square foot parcel, will incorporate Pacific Northwest design principals in a tall, thin and sustainable form that will enhance the skyline and create a lively and safe streetscape. It will contain approximately 365 units and over 2,000 square feet of ground floor retail space. The façade of the above ground parking will be animated with work studios and with an artistic architectural expression incorporating art glass and backlighting. Higher up, the façades of the tower will be broken down into smaller vertical elements that take advantage of the site’s amazing view corridors and also help to create a slender look and graceful scale. The top of the tower will be sculpted in an effort to enhance the skyline.
2116 Fourth Avenue will include a number of unique design features and creative amenities designed to bring people together and foster community. One such feature will be a one of a kind outdoor cinema on the rooftop at 400 feet. Much attention has been put into creating a tower that responds to the neighborhood context, in particular the Cinerama Theatre next door. With this project, our intent to create a visual landmark that celebrates this specific location in a way that contributes to a vibrant and walkable streetscape and achieves an architectural dialogue with the neighboring theatre.
