The Braeburn is a 153 unit residential and commercial condominium that HAL developed in Seattles Capitol Hill neighborhood between 2004 and 2006. The Braeburn takes its name from the Red Apple grocery that once occupied its site on East Pine Street between 14th and 15th avenues. Braeburn was conceived and developed around a concept called hiving; creating a building that is designed to both create community within the building as well as to relate the community in which it is situated.

To help foster interaction among residents the building includes a 14-seat theatre, 24 hour state-of-the-art fitness center, club lounge with professional kitchen, resident library, yoga and tai chi room, Zen garden, sky terraces, guest suite, WI-FI business center, art studio, hobby room, pea patch, dog walk, billiards room, and an abundance of intimate spaces where people can get to know each other. The five commercial spaces are occupied by small locally owned and operated businesses; including a coffee roaster and espresso shop, a Japanese soba restaurant, a wine bar, an upscale spa, and a kitchen and bath showroom.

From a competitive field of over 1200 entries, The Braeburn received Silver Awards from the National Sales & Marketing Counsel for Best Website for a Community and Best Sales Office; and Gold awards for Best Logo Design and Best Brochure. The Braeburn represented a fresh, energetic brand that reflected the diversity of its unique urban neighborhood. Matched with innovative product design, Braeburn resonated with buyers from the start, setting a regional record by selling 59 units on its opening day.
