Seventh and Madison is a 205,000-square-foot, nine-story, LEED Gold office building designed by the globally recognized architecture firm NBBJ. Seventh and Madison's core and shell were completed in 2009 and HAL purchased the vacant building in November 2010. In 2011, with the help of Urban Renaissance Group and Heartland, HAL executed a 20-year lease with the Polyclinic for the entire building after the completion of substantial tenant improvements and approval of a change in use to medical office. Shortly after Polyclinic commenced occupancy in 2012, HAL completed the sale of the building to an affiliate of Prudential Real Estate Investors.  Seventh & Madison was awarded the NAIOP “Deal of the Year” for Washington State for 2011.
