In April 2020, HAL partnered with Ryan Companies to purchase the former Farmers Insurance Office Building located next to Mercerdale Park on Mercer Island. Located in the town center, the property is walkable to the future Mercer Island light rail station and numerous restaurants and coffee shops. The partnership completed a core and shell renovation of the 155,000-square-foot office building in September 2021. HAL and Ryan sold the building to Riot Games in December 2021.
